Driveways, patios, walkways, steps, decks and siding. We take off the moss, dirt and green film that a wet Coast winter leaves behind.
The Sunshine Coast gets a great deal of rain between October and April, and it sits under trees. That combination grows moss and algae on every flat surface outdoors. By March a concrete driveway that was pale grey in the autumn is green and slick, and pavers that looked clean have black in every joint.
Pressure washing takes all of it off. It is the single cheapest thing you can do to make a property look after itself again, and it is usually the first job people call us for. It is also a safety job. Wet algae on a set of concrete steps is genuinely dangerous, and it is the sort of thing people put up with until somebody slips.
We match the pressure and the tip to the surface. Concrete and exposed aggregate take a strong direct clean. Pavers and natural stone get a wider fan so the jointing sand stays where it is. Painted siding, cedar shingle and older decking get a soft wash with a cleaning solution doing the work instead of raw pressure, because that is what stops a wand cutting into the wood.
Roughly how big the driveway is, whether the patio is concrete or pavers, and whether the siding is painted, vinyl or cedar. That is enough for us to plan the visit.
We check the surface for anything already loose or damaged, because pressure will find it. Then you get a written price.
We work off your outside tap or bring water, protect planting and light fittings, and wash in an order that means nothing clean gets dirty again.
Beds, paths and windows get rinsed so no dirty run off dries on them. The site is left tidy and wet, and it looks finished within the hour.
Pressure washing is priced by area and by how bad the growth is. A single width driveway that gets washed most years is quick work. The same driveway left for six years has moss with roots in it and takes two passes.
Doing several surfaces on one visit is much cheaper than doing them one at a time, because most of the cost is setting up and packing down. Driveway, front path and patio together is the usual booking.
Spring is our busiest season for this by a wide margin, because everybody looks at their driveway on the first sunny weekend in March. If you want the work done in spring, it is worth calling in the winter. There is no charge to come and price it.
Every community on the Sunshine Coast has its own ground, its own weather and its own trees. Here is how this work usually looks in the three places we are called out to most.
Almost every Gibsons property has a concrete or paver driveway on a slope, and a slick driveway on a hill is a real hazard rather than just an eyesore. Homes down near the harbour also pick up salt film on the siding from the wind off the water, which is a soft wash job rather than a pressure job. We do a lot of both in Gibsons through March and April.
Roberts Creek properties sit under heavy tree cover, so the growth there is thicker than anywhere else we work and it comes back faster. Long gravel and concrete driveways, shaded stone paths and north facing decks are the standard Roberts Creek jobs. Several of our Roberts Creek customers have us wash the same surfaces every spring, because under that canopy one year is enough for the moss to return.
Sechelt is sunnier and drier, so surfaces stay cleaner for longer, and the work there is more often about ground in dirt than about living moss. There is more exposed aggregate and stamped concrete in the newer Sechelt subdivisions, and both need a lighter touch than plain concrete or the finish gets damaged.
We also pressure wash in Langdale, Wilson Creek, Davis Bay, Halfmoon Bay, Secret Cove, Madeira Park, Garden Bay, Pender Harbour and Egmont.
Not the way we do it. Pavers get a wider fan tip at lower pressure, held further back, which lifts the growth without blasting the jointing sand out of the joints. A narrow tip held close is what causes that damage.
Yes, with a soft wash. That means a cleaning solution does the work and the water only rinses. Raw high pressure on cedar raises the grain and leaves permanent marks, so we do not use it there.
On an open sunny surface, two to three years. Under trees on the north side of a house, often one winter. Roberts Creek and shaded Gibsons properties are at the short end of that range.
Usually yes, one outside tap is enough. If a property has no supply we can bring water, and we will say so when we price the job.
We can. Sealing a driveway or a patio after a wash slows the regrowth and keeps the colour. It is priced separately, and it only makes sense once the surface is properly clean and fully dry.
Most people start with one job. Once we are on the property, it is usually easier to have one crew handle the rest of it too.
Crown thinning, deadwood, view pruning and roof clearance by certified arborists.
Mowing, edging, weeding, beds and hedges on a set day, week after week.
Hazard trees, storm damage and stumps taken out and ground below grade.
Tell us what you need done. We will come out, take a look at it and give you a price in writing. There is no charge for that.
